Our Story
Keys & Ledgers started the way most landlord systems start: with a mess.
I'm a landlord — not a guru, not a property management company, not a course seller. I manage my own rentals, and for years the "system" was a pile of spreadsheets, a notes app, email threads with tenants, and a filing cabinet of good intentions.
The property management software I tried was built for companies with hundreds of units and priced like it. The free templates I downloaded were either too thin to be useful or clearly written by someone who had never collected rent.
So I built what I actually needed: a rent ledger with categories mapped to Schedule E so tax time stops being an archaeology project. A screening checklist I apply identically to every applicant. Inspection forms thorough enough to win a deposit dispute. A maintenance log that tells me what I spent, where, and who did the work.
Every toolkit in this shop is something I use on my own properties. They're priced like tools, not like seminars — buy once, use them across your whole portfolio, no subscriptions.
Run your rentals like a business. That's the whole idea.
